This is a NON SMOKING unit.

ABSOLUTELY NO PETS are permitted in rental unit under any conditions.

MINIMUM STAY
This property requires a one (1) month minimum stay. Please do not inquire about weekend rentals or shorter time periods please. This is part of our Homeowners Association Rules and Regulations so no exceptions will be made.

RENTAL RATE
$2,500 per month

RESERVATIONS
To make a reservation we request that one month rental plus the security deposit is paid up front. Please check “Availability” before inquiring further.

PAYMENT
We accept checks and credit cards.

SECURITY DEPOSIT
A security deposit of $500 will been deposited with the Property Owner, or Property Owner’s designated agent (hereinafter referred to as “Owner”), in trust, as security for the performance by the Tenants of the terms under this rental agreement set forth following, and for any damages caused by Tenants, Tenants’ family, agents and visitors (hereinafter collectively called “Tenants”) to the premises or furnishings during the rental period. Owner may use part or all of the security deposit to repair any damage to the Unit cause by Tenants. However, Owner is not limited to just the security deposit portion of any security deposit amount and Tenants remain liable for any balance. The deposit is NOT applied toward rent; however, it is refundable (less $100 for cleaning) within (30) days of departure, provided the following provisions are met.

1.  No damage is done to unit or its contents, beyond normal wear and tear.
2.  No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
3.  No long-distance phone charges are incurred.
4.  All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
5.  All keys are left on the kitchen counter and unit is left locked.
6.  All charges accrued during the stay are paid prior to departure.
7.  No linens and/or towel, dishes are lost or damaged.
8.  NO early check-in or late checkout.
9.  The renter is not evicted by the owner (or representative of the owner), the local law enforcement, or the security company employed by The Versailles Complex.

CLEANING
Tenants shall be responsible for cleaning of the unit immediately subsequent to the Tenants’ departure. A cleaning charge of $100 will be assessed and shall be deducted from the security deposit. This property is not a hotel and tenants are expected to leave the property in the same CLEAN manner that it was in at the time of arrival. The cleaning fee covers the “normal” cleaning that needs to be done after departure.

KEY CHARGE
A $20 fee will be charged to Tenants for failure to return any and all Unit related keys and/or gate access keys. Such charge shall be deducted from the security deposit.

CANCELLATIONS
Cancellations that are made more than sixty (60) days prior to the arrival date are subject to a 5% cancellation fee. Cancellations or changes made less than sixty (60) days prior to the arrival date are subject to a 20% cancellation fee. Cancellation or early departure does not warrant any refund of rent.

NO DAILY HOUSEKEEPING SERVICE
While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. Laundry facilities are provided on-site for your use.

RATE CHANGES
Rates subject to change without notice.

FALSIFIED RESERVATIONS
Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

WRITTEN EXCEPTIONS
Any exceptions to the above mentioned policies must be approved in writing in advance.
